Analyzing BRRRR Investment Practice

As I am jumping into the BP books on investing, I remember Brandon Turner constantly talking about knowing the MATH of the deal. There is a YouTube video on how the BRRRR investing calculator works, but he uses a deal he is already in. Is there a method to looking at deals for practice with the BRRRR method, where I don't have to ask an agent and waste their time?
