Rental property emergency fund strategy?

Hey BP friends,

I’m curious to hear how other investors approach emergency funds/cash reserves for their properties.

I’ve been keeping individual cash reserves per door, but as my portfolio grows I’m having a harder time stomaching the idea of chunks of cash sitting and not earning interest. I recognize it’s essential to access the funds quickly in case of an actual emergency, but wondering if there’s a better approach than checking accounts/high yield checking, etc?

Hello Mark! I've been wondering the same exact thing. I was doing 6 months of rent but now that would a substantial amout gaining absolutely no interest.

I know Barclays yields about 2% on their savings account so I've consideres putting it there.
