Ask him/her for a sample report.
I don't accept tips but I do charge a bit more for tenant-occupied homes because they can take a great deal of my time. This time is usually well spent however, since the tenant is usually more than willing to give you the goods: whats wrong with the home, is the present landlord proactive on maint/repairs, is the tenant happy there. Along with a good inspection report, there is nothing better to help you make an informed decision. The only downside is that the tenant will expect you (the new landlord) to make repairs. Great way to have a happy tenant at the start.
