I don't accept tips but I do charge a bit more for tenant-occupied homes because they can take a great deal of my time.  This time is usually well spent however, since the tenant is usually more than willing to give you the goods: whats wrong with the home, is the present landlord proactive on maint/repairs, is the tenant happy there.  Along with a good inspection report, there is nothing better to help you make an informed decision.  The only downside is that the tenant will expect you (the new landlord) to make repairs.  Great way to have a happy tenant at the start.

 Thanks for the input, I gave him an extra 5$ because I didn't have change, he seemed surprised, but was grateful, I plan on using him for future projects. Hopefully he remembers the "kind" gesture.

@Carvell G. Where in Albany? I looked a little less than a year ago a lot of the A, B, C locations are bought up. There are a lot of D locations available in West Hills/Arbor Hill... Troy/Schenectady too ... beautiful buildings (100Yr Old) but some of the neighborhoods look like they are straight out of the WIRE. Do you manage your own properties? Are there reliable management companies?

I guessed in calculating the After Repair Value. The basement apartment is currently being rented for 750 however, its in poor condition in my opinion, bathroom needs work and a few wall/window cosmetics. I haven't done a walk-through with an inspector, I've guesstimate the cost of repairs. This is my 1st home calculation after many edits.
