Tracking reserves and other cashflows for rental properties

Hi all,

I am wondering how do you all keep track of reserves and after-expenses cash flows for rental properties? Say you have one property, and property manager deposits the monthly rent in your account. After that, how do you separate the capex and opex reserves from the cash flow after all expenses? Do you have a separate account you transfer the money into and use that to pay capex/opex? Do you use spreadsheets or any software?

What if you have multiple properties, any tricks to easily keep track of financials by property without creating and updating spreadsheets every week?
