NORTHEAST US rental market

Hey guys would like your opinion on northeast US. I live in queens NY which is way overpriced and I’m looking to see what other areas in the northeast people are investing rental properties in. I read everywhere population is moving south and west so is it even worth looking? Any info would be appreciated.
