Should I get a finders fee agreement

Good morning guys. I’m starting prospecting today and will be handing over deals to investors for a finders fee, I’m a licensed agent by the way. However I have had people rip me off in the past and all my hard work gone down the drain. Can someone please be kind enough to explain to me if there is any agreement form that I can have an investor sign? , if he or she was to go behind my back and get the deal , so Id be protected and secure .
