Cash Cow Farm Areas in GA
I currently have 3 properties in Conyers, GA that are cash flowing great and have excellent tenants. Well one tenant, occasionally pays late, but not too late to get a late fee tacked on. I manage all 3 properties personally, and the total cashflow is $1200.
I'm into the Buy and Hold strategy, with rehab budget of under $20k per property.
I've been looking at Macon, Athens, and Monroe.
Anyone here have some experience in these cities? Looking to see whether I can find deals in some C or B class neighborhoods. I typically look for SFH, but would like to purchase my first multifamily.

I think you are looking into great areas! I suggest connecting with realtors that have a network of investors. You may be able to get some neighborhood-specific insight. Good luck in your search.
