Do you always use the same relator?

Question

For those of you that use a relator do you always use the same one? Same question for the title search?

We’ve tried a few realtors but none of them really seem to click with what I’m looking for.

What other ways are you finding deals?

Did you have to go through several before finding one you settled on?

I feel like I’m encouraging all the ones we’ve had so far that they are really not hungry to move on things.

I always use the same realtor for FL properties. I found one that works for me. He has been outstanding and I have no reason to look elsewhere.

He's not licensed in GA however so I'm still looking.

I tried 4 different realtors in Tennessee before I found one that is working for me.  Now, I only use her.

I  tried them out as I bought homes.

First one I was living in CA buying my retirement home in TN.  I wanted a house that I would use as a vacation home for the 3 years until I retired because TN prices were going up pretty fast, I did not want to wait until I retired.  The realtor understood the situation and put the closing documents on the FRONT PORCH of the house I bought, knowing I was in CA.  So the title insurance, original deed, HUD statement, etc. sat there weathering as the escrow and title companies tried to figure out what happened.  A month later the deed was still missing, and I went to see the house, and there the missing document sat on the porch, weathered, and messed up, with  a note from the realtor.  When asked, he said oops, I knew you were not here.  So no more with him.

2.  Next one was buying a guest house/fun house and extra lot next to it  in TN when still in CA.  I bought the house site unseen.  Owners passed away, cleared for sale.  Price dropped from $150k to slightly over $100k, because winter was coming on and the season to sell was ending.  Heirs wanted money.  Property is by a lake, lots of seasonal buyers.  Realtor sent me photos I asked for, everything was done with me in CA.  I asked escrow to mail the closing documents and her to mail the keys, which she had.  She decided to leave them by the porch....knowing I was 2000 miles away, because she was going on vacation and did not have time to mail the keys.  I was coming to TN 2 weeks after closing.  I got there, still no phone response from her about where the keys were, so thought we would need to break in.  But there were the keys, next to the door.    I was not happy, anyone could have taken the keys, plus the 'no response' to calls as she was on vacation and I left detailed messages did not go over well with me.  So that was 2 properties.

3.  My adult handicapped daughter decided to move to TN since I was.  So I was buying her a park model mobile home and lot next to the lake.  I was in CA.  The realtor tried to sell me the LOT without title to the mobile home.  Well, since I did not fall off the turnip patch I asked if the mobile home was registered as a vehicle or was it attached to the lot, since there was no paperwork for it.  Then she said don't worry no one will make a claim on the mobile home.  I told her that I don't do business that way and need clear title.  So the owner did not register the change of title when he bought it a decade earlier from a now deceased person.  He knew the heirs, who wrote that it was paid for and released the title.  But since it was so long ago, it had to be approved by the State, not the County.  The realtor assured me the property would close on a certain date.  I told her that my handicapped daughter needed to be able to move in with her things when we came as she did not do well with changes.  She assured me all was well, it would close, later than originally planned, but on the new date she gave me.  So we came, long story but it did not close for over 3 weeks after the date it was to close.  The realtor went on vacation to her daughter's house, and the paperwork was not processed in Nashville.  But each day I was told, only one more day, on and on by the person covering for the realtor.  Real bad with my daughter stressing out.  Stuff in a Penske Truck that needed to be returned, etc.  So between trying to sell with out clear title, being deceitful, she was marked off my list of relators.

4.  Next was a house that was being cleaned out, a foreclosure, but not listed.  I asked the guys cleaning it out if it was going to be listed and they gave me the number of the realtor.  She told me that the bank was deciding the price, but I cold see the house and make an offer.  After I saw the house she told me what it would be listed for once the bank processed their paperwork, but I could make an offer before it was formally listed.  I did and got the house.  All went well with the transaction.  I bought a Fannie Mae apartment through her and another unlisted foreclosure through her.    After I get the current houses (2 more from auction.com) fixed and rented I'll buy some more through her.  Everything goes well, and she is good.

@Lynnette E.  Did you have process you used to find the one you liked or just process of elimination as you closed deals with them?
