Rookie Mistakes. First visit to a property.

I had an opportunity to assist my partner in a property visit with a potential buyer. This property is already on contract but I managed to work a deal where I can funnel buyers to certain contracts and get paid on the back end.

Long story short my comps were all off and I underestimated the rehab expense. Any tips on good resources for calculating comps and rehab expenses?

Your best approach especially when starting out for calculating rehab expenses is form a relationship with a Contractor.. Do your Walk Thrus w the Contractor and have him do the rehab estimate..
