Offensive or not
Driving for dollars around town. Found a property, 5 units, Eastern NC. From the exterior it seems there’s some deferred maintenance. Tarp on section of the roof for several months, paint chipping, landscaping and parking lot needs work, just looks drab. It’s not for sale. Owner is from out of town. I’m writing a letter to see if he is interested in an offer. Do you mention the issues? Some are emotional about their properties I’d hate to offend him and it be a definite no. Clearly I can’t write your units need some Jesus. I know the issues will have to come up in negotiations but I don’t want to turn him off right away unless it needs to be stated.
