Deal for Portland, Oregon Investors

My grandmother inherited a property in Portland, OR from her aunt in October; they’re currently working on it. From what she said, it needs 100k but as an investor, I cannot see 100k being put into renovations for a 800 square feet house (west coast prices will be higher than the Midwest’s, but not by that much). It’s a 2/1 with comps ranging from 340-370 (depending on what renovations were made). I’m getting photos soon but if you’re interested, let me know. Thank you!

I have a hard time seeing a 100k either  but there are plenty of Portland contractors happy to charge that. Happy to check it out for you, maybe get involved.
