Most bang for my buck

Looking at a dump of a 2/2 with 912 sq. ft. and a loft. The loft is not accounted for in the sq. ft. and there is a converted porch that is about 224 sq. ft. that is also not added to the total sq. ft. If I add the converted porch and loft sq. ft. I am close to 1300. I'm looking to possibly make the loft a 3rd bedroom. What is best here? Leave the loft a loft or make it a bedroom
