I am out of state investor. I am looking for some reltal property in rapidly growing neighbourhood

Looking for hot market/ neighbourhood that are appreciating faster (B/C) in Pittsburgh area.

any suggestion or help would be much appreciated. I am looking for around $60-70k for SFH and $100-$150K for 2-4 unit properties.

need some help.
