NEED HELP with Restaurant I am working to lease out

I have signed a BS on a mix use multi family and commercial building.  The downstairs level is a restaurant and I have zero experience in that business.  

So my plan is a NNN lease and find someone who can be successful and I can draw a paycheck from the rent. Can you give me advise on what questions I should be asking potential restaurant lessees for screening? I have experience w\ tenants, but not a restaurant space.

Any advice is MUCH appreciated!
