What is the end game of Commercial lending?

Hello,

I own all my properties (sfr) out right using buy and hold strategy. To scale faster I started looking into Commercial lending / portfolio lending. The lenders I have found will do:

5yr fixed 30yr amortization

5yr fixed 20yr amortization

I don’t get it?

Does this work for buy and hold?

Refinancing Every 5yrs?

Seems like a huge gamble.

I don’t want to just holding property for 5yrs making less rent on every door and then what?

I’m looking for that 30yr fixed loan (which in talking to the lenders I found said that will never happen.)

Please show me what I missing.
