Huge oak tree in backyard

There is a duplex I’m planning on purchasing. The problem is there is a huge oak tree in the backyard. Is this a potential liability? If someone trips on the roots could I be sued? Moreover, if the roots get too big could it eventually destroy the foundation of the house?

Is there anything I should know about trees that I should be aware of besides trimming it on a regular basis so if doesn’t touch the roof?
