New Rental Property Finance Needed

A partner and I have just started a new company to buy three pieces of property. Two are already rentals and the other is a cleared lot. We are having difficulty finding financing. We need $100,000 to buy all three properties. One of the properties has been appraised at $75,000 paying only $50,000. The other property has not been appraised but we exspect it to appraise at $55,000 paying $40,000. The empty lot paying $10,000. We are brand new to this so we need advise on how to move forward.
