Low-Income rental neighborhoods in Baltimore

New investor in Baltimore and i'm trying to identify low-income rental areas. I now live here but not from the area so i'm trying to get advice from local investors who are familiar with the city. As I understand it Baltimore is very block by block so it can be tricky to pinpoint those areas but any help would be appreciated. Not looking for war zones for sure, but areas where there is potential for landlords.

Just use your ears and eyes , if the houses look in bad shape , its a low income area . If you hear gunshots its a war zone .
