Farm Land?

I am considering purchasing some farm land for a longterm hold. The first purpose of the land would be unimproved personal use (I know thats not why we are here). 2nd purpose would be to buy a piece of property that is in the way of development which could lead to significant long term appreciation. 3rd purpose would be current income (leasing for farming which is currently taking place). 4th would be a location of a possible personal home sight in the future.

Has anyone invested in farm land? Any idea what type of returns it gives for current income? (its ok if I dont break even) Anything special I should take note of? Any special financing available for farm property? 40+ year loans or anything like that available?
