Private money

Hello Fellow investors,

I'd like to ask everyone How difficult is it to find someone to help fund my first investment property using Private money? My current situaution is bad credit & no money. The only experience I have is all the courses, webinars,
seminars, podcasts, boot camps I have read & listened to.I know quite a bit of investors here In the San Antonio area that would mentor me & help me throughout my first acquisition of my first property. There's alot of properties here in the SA market that are available for rental property & I would like to take advantage of these opportunities.I just don't know how to approach private individuals with my ideas.Would me having a mentor be a good enough reason for people to help me fund my deals?Id like for my lending partners to feel comfortable & trust me, but I'm not sure if I'll gain anyone's trust with me not having any REAL experience even though my mentors have done hundreds & hundreds of transactions using private money.I'm ready willing & able to step up & do what's needed to start creating win/win deals for everyone involved.Any feedback or replys would be greatly appreciated. Thank You Roger
