OWC vs. selling outright

I have two homes in a beat-up sand state market that I own outright. I am looking to sell both but things are slow. The combined value is $450k. Would you reccommend/consider an OWC or sell outright? If OWC, what is % rate, % down, and length of time to carry? Also, I am concerned about a default on the buyers side and getting the property back trashed. Thoughts?
