What to do with a rural lead? Population 486

Alright keyword Utah. I have a lead for a home in......RANDOLPH UTAH! Anyone ever been to this place know anything about it or happened to drive through?

I know its a longshot as google tells me the population is 486.

Anyway I have a lead from a guy that owns a home free and clear and has cancer. Needs a quick sell. Hes motivated but this is not a market I would typically deal in. Comments?
