How do i find partner in boston Area ?

I am currently building a realestate invesment team in Boston MA looking for an investor with high capital because I have a financial institution that is offering Us 5X the cash that we can come raise as a line.of credit for fix and flip buy and hold and Land and new construction. How do i pitch it to potential patners that i will approach?
