First, punctuation and capitalization is your friend. Its very hard to read your post.

Read in the Wholesaling forum about the techniques wholesalers use to find deals. The same techniques will work for you. Some of these are bandit signs, door-knocking, and direct mail. Targetting groups like out of area owners, landlords with recent evictions, code violations, foreclosure notices, etc.

You say you're small, yet you want to target the entire country. This seems very difficult. Pick some area, one near where you're physically located, and focus your efforts there. Good deals are hard to find. If there was some web site where you could just find good deals, there still would be no deals there because they would be quickly snapped up. It takes a lot of work to find good deals.
