House hacking question

I’m looking at a property with a 1 bedroom single family home and a two family on the same deed, owner occupied as my foray into investing. The current tenants are paying low rent but have leases until July. The rent currently is about$100 shy of my mortgage payment. In July I would live for free. Any thoughts or suggestions?

@Stacey Lauren I like your situation.

My question is: what’s your cash-flow like after July? Don’t underestimate the time it would take to get another tenant in that unit. If you didn’t have another renter for another year, could you get by?
