This is two part question here.  

1) What are the data sources investors are using for the various factors that impact real estate investing?  Trying to figure out the best websites to find any data on the following:

- real-time real estate transaction data and trends (rental and buy/sell information, local and national level data)

- crime data and trends

- School district data and trends

- demographic data and trends

2) Are there any websites or firms that are creating statistical analysis for real estate data?  Thinking along the lines of Moneyball applied to real estate data.
