Water leak under foundation tax deductible ?

Hello guys, I have a general question. I am closing on a small multi family 4 plex next week. A couple of big ticket items that need to be worked on are : replace the roof, fix a water leak under the foundation, French drain to be installed and fence repair. Where and how can I check which one of these would be considered a tax deductible expense and which of these will fall under the depreciation component. Thanks in advance
