Double Closing Or Assignment

Guys I need some help. I’m fairly new to wholesaling. I’ve got a property under contract. I have an interested cash buyer but I want to double close. So I’ve my closing agent in place. Now my question is if whether I have to enter a P & S agreement with my buyer as well? What should I charge for a deposit? How will it go down? Any advice would help. Thanks in advance!
