Metrics for Assessing Turnkey Deals
I'm new to REI and likely going the turnkey route. Had a few questions about the metrics used to assess potential deals. For total ROI, I assuming that would include equity accrued (i.e., principal paydown), as well as projected appreciation at time of sale? Is ROI considered the best metric for assessing a deal, or are CoC return and cap rate considered better metrics? If so, perhaps you can explain why? Thanks in advance for the input.
