Speaking to Broker about being Licenced Investor. What to say?

Hi Bigger Pockets family! Question for you. I am a new investor interested in Rehabbing homes in my area. I am starting the process of my LLC this Monday and am planning on speaking with a broker tomorrow to discuss some sort of partnership in which I could be a licensed agent under him and use my license to access MLS for my own business. How should I start this conversation with him? I am new to the real estate transaction processes so I figured this would be a great place to start. Any and all input is appreciated. I am trying to learn as much as I can here. Thanks!
