Experience with Memphis Invest

I'm new to REI, and since I work a very demanding professional career in a high COL state, turnkey REI seems tailor-made for folks like me. I spent the past month or two studying turnkey markets, and then researching reputable turnkey providers in the markets of interest. The name that kept coming up is Memphis Invest, since many people seemingly view them as the gold standard in the turnkey space. I picked up a copy of Chris Clothier's Turnkey Revolution book and it only increased my interest.

I reached out to Memphis Invest to set up a 1 on 1 call and was quickly contacted by a portfolio advisor to set up a call for later this week.  In anticipation of this call, I was wondering if anyone had experience with Memphis Invest, whether positive or negative, that they would be willing to share.  I read a bunch of historical forum discussions, but would love to hear if anyone has more current input.  Also, I am building a list of questions to discuss during the call.  Are there any questions that one should ask that may not necessarily be intuitive to a new investor looking to do his due diligence?  Thanks in advance for your help!

I am not unbiased as we are working on our charity together. however I will say that I recommend you visit their world headquarters in Memphis quite impressive.. Staff is top notch and of course that comes from strong leadership from the top..
