Need Help Stucturing contract

I have a property that I'm wholesaling. The buyer I'm working with want's the property to be vacant at or before closing.

The Sellers have no relatives to stay with and are planning to use the proceeds from the sale to purchase another property.

How can I structure the contract so that I can give them time after closing ((**But without them being considered tenants**))

Buyer's concern is if the seller doesn't leave within a reasonable time he will have to go through the eviction process.
