Investment loans / lines of credit for purchasing houses

Do you know anyone who provides  loans or lines of credit on homes that are in the arv  range of  $30,000  to $50,000  range? 

I would like to purchase a home that is not fixed up  and sell it  to somebody else  with terms, but would like to do it with someone else's money. I can then flip it to a note buyer to make my profit. If I could work out a long-term thing that be great, because I can keep the difference between buyers payment and my loan payment.

I know going to a local investment club would be a good thing, but I like the new one on my own so I can show them that it actually works.

Please if your a loan officer and you see this and your offering your services, know that I do not believe in paying for loan processing Docs unless it's through the closing.
