I just heard a horror story from another investor. Someone “purchased “ 3 duplexes from him requiring that they be empty at closing. Three days before closing they said they were backing out unless he dropped the price @20%. A.Anyone ever heard of this happening? B. I decided after hearing this nightmare that if I ever had a sale like this I would ask for a high non refundable Earnest deposit to cover myself. Curious for opinions and share the experience to maybe save someone from a similar disaster.
