leveraging life insurane

I just learned that I can use life insurance to purchase real estate and grow my money tax free. How many others knew thatI? (I am not selling insurance just creating a dialogue on something that interests me.)
With Permenant life insurance I can take a loan against it and make a purchase of invest. Since its my life insurance I am paying myself back. And growing my money as well. This type of insurance can be purchase for our kids too. Creating a financial legacy for them as well as a college fund.
I think that is so KOOL!!
