New to the site, want to buy in socal at the end of summer

I have been reading through the forums for a few months now and just wanted to say thank you to all of the seasoned professionals who consistently share their hard earned knowledge with everybody.

I am 29 years old and married. My wife and I are looking to getting into real estate to buy and hold. We are looking to buy our first place around the end of summer and intend on living in it. I would like to start out with a duplex or triplex and live in one unit but getting into a condo cheap and being able to have positive cash-flow with little down in a year when we move on to another property could also be good. Any advise from others in the socal area would be appreciated.
