Finding the right area to invest in

Hello All,

I'm looking for some advice on finding the right area of town to look for property. I'm receiving MLS notifications from an agent, but with them in all different areas of town, I'm not sure how to differentiate between the war zones, low income but good areas and areas on the rise. How have you found/What do you look for in the areas you like to buy property? Is an agent the best resource for this, driving around and seeing for myself, or something else? I'm interested in 4-plexs under 300k with value-add potential in the Kansas City and KC metro areas, but want to narrow the areas I'm looking to get better focus and understand the values of that area. Thanks in advance for all advice!
