Mutifamily financing 15 years vs 30 years

When looking at mutifamily units financing and ROI. Do you recommend getting a 15 or a 30 years financing. How do you look at numbers and how to know if it's a good deal. It's my first time with real estate so just trying to figure out how to look at numbers
