Interested in REI, have cash, buy with loans or pay cash?

I've interested in getting into REI in the next couple years. I'm curious. Say I've got 300k in the bank, am I better off paying cash for my initial units, or taking investor loans? I suppose from a risk perspective, I should take the loans, so if I default, I've still got my cash invested elsewhere.

Or on the flip, will the cash get me into better deals than the folks using loans? Advice is appreciated.
