New member needs some advice for investment,Really appreciate it

Hello Folk,

I just find this awesome forum and want to introduce myself. I have been living in US only 5 years from another country.Sorry for my poor English.  I am doing import and export  about my business. And I am trying to learn how to invest real estate now. But I have not any knowledge about this business since I never buy any property so far in US. 

This week a warehouse comes to my attention  which is in New York state.  It is very closed to my house. 

It is 5500 Sq and the owner ask $990,000. There is a tenant with remaining 10 years lease which rent is around $78000 this year. 

Could you please share some your experience and advice ? More detail more welcome.

I am really appreciate it.
