Why Is FMRR Never Talked About?

Hey BP,

So I'm reading through What Every Real Estate Investor Needs to Know About Cash Flow, and just came across FMRR (Financial Management Rate of Return). From what I understand from the book and some further digging, FMRR is just a slightly more thorough/accurate version of MIRR. I figure any investor would find it worthwhile to be even a percent or two more accurate in their analysis if given the choice. The only downside seems to be that it is more computationally-demanding to calculate.

I have a few questions related to this: 1) Is this the only con to using FMRR instead of MIRR? If so I find it very hard to believe the computing resources needed to calculate FMRR is an actual barrier with current technology. 2) Does anyone know of any free FMRR calculators? The only one I could find is the paid proapod one. 3) I'm also curious if anyone knows why there seems to be so little talk of FMRR, on BP and elsewhere?
