Analyzing rental properties
Hi all,
I wanted to get some different perspectives on how you all run your numbers. I mainly curious about what you calculate for Cap Ex, Matience, and vacancies. most of the other numbers are pretty much given to you.
For vacancies I usually go 2 months safety net plus any cost to get it re-rented. 16%
Repairs. If the house is newly renovated i go $100 a month or 10% if the rent is $1000.00+
Cap Ex. I would like to have a $1000.00 in reserves at the end of the year. usually it comes out to 20%
This is my template but Id like to see other investors numbers process.
do you see flaws in my numbers process, do you simply just keep 50% and put 50% in reserve? Do you think my numbers are too conservative or aggressive?
