Raising capital to invest (California)

I’d like to say I’m an investor with 2 rental properties. Both bought in 2011 both cash flow over 700+ a month and have doubled in equity. (Homes are 2 years away from being free and clear, as I used the cash flow to pay down the loan). Since then, my train has stopped. I don’t have enough capital to buy more. Both of those investments needed 60-70k down each to be at 80% LTV. I have thought about doing wholesaling to get some cash flow, although each house I have drove by and looked at, has 5 feet high of mailers at the door. What are you doing in California with the cheapest property value being almost $300k-$500k to produce enough income to put down 20%?
