Any investors here do the "Investment club" thing??

Im curious how many people here have started or joined a investment club? If any, how was the experience? was it worth it?

Im guessing with the credit crunch and all of the inventory thats currently on the market, Im unsure why more people arent doing this?

You mean like the stock investing clubs that were popular a while back??

First, I think many people do this in the form of partnerships and joint ventures.

Second, RE isn't really the same as stocks. Stock investing is passive. No hands on management of the property is required. RE liquidity is poor. RE has many more ongoing costs and unexpected costs that can't be predicted.
RE investors need many more protections from liability, etc so they need more formal business entities than just a club where everyone chips in $1000 a month.
