Splitting profits with private lending

I am a 22 year old who found a deal, however I have no money. It is a 3 unit triplex for $100K in a great area. It has a $16.90 Cash on Cash return and could increase my cash flow $373 on the conservative side.

My question is, how do I split the profits with a private lender? For example, do I give a 50% of cash flow and 50% when we sell? Please help.
