DTI is maxxing out- what are my options

I started a few years ago and have a handful of houses. Now my DTI is maxxing out and I wont qualify for loans in the future.

I am looking for advice on options listed below or direction im not seeing.

Option 1.  I have a close friend who will homestead a duplex under his name.  What should i do to protect both of us?

Option 2. If i had an invester to buy a house cash, but doesnt want his money wrapped up long term.  Could he buy and somehow refinance back with a name of title change??

Any suggestions are appreciated.
