How to handle Seller Finance deal that needs repairs before renting

I have a possible lead where the owner may be open to seller financing where I could then rent it out. I'm trying to use as little of my own cash as possible because it is limited right now. This property needs 2K-3K in cosmetic repairs that I don't have available right now. I wouldn't be able to rent it out until the repairs are done. If the seller doesn't give enough discount in the price to wholesale it to a rehabber then what are some other options to make money off this opportunity?
