Steps in closing a deal

So, I have had a couple of deals which have falling through due to my lack of understanding the steps involved with closing a deal. Here is my understanding:

  • 1.Have the seller sign the Seller Purchaser Agreement.
  • 2.Once the Seller Purchaser Agreement is signed, I sign an agreement with my private purchaser.
  • 3. I contact the closing attorney to close the deal.
  • 4.Close the deal.

Are my steps reflective of how closing a deal works?
