Mixed use property evaluation

Good afternoon BP members. I have a deal I’m trying to evaluate to see if the numbers work. It’s on a mixed use duplex and Mobil home park. There are 4 duplexes and 4 pads. The mls description says that each apartment gets 850 a month for a total of 6800 a month and the pads each get 410 for a total of 1640. I would look more into these numbers but they seem reasonable for the area. The asking price is 600,000
